1. The Parties
This agreement is between the property owner Jim Spurling and the lead guest as identified in the booking confirmation. The guest confirms they are over 18 years of age and authorized to agree to these terms on behalf of all members of their party.

2. Booking and Payment.
Confirmation: A booking is only confirmed once the owner has received the required deposit and issued a booking confirmation email.
Payment: A deposit of 100 euro is due at the time of booking. The remaining balance must be paid no later than 7 days before the arrival date.
Late Payment: Failure to pay the balance by the due date may result in the cancellation of the booking and forfeiture of the deposit.

3. Security Deposit.
A security deposit of 100 euro is required to cover potential damages, breakages or additional cleaning costs.
This will be refunded within 7 days of departure, provided the property is left in a satisfactory condition and all house rules were followed.

4. Cancellation Policy.
Cancellations made by the guest more than 7 days before arrival will receive a 100% refund. Cancellations made after this period are
non-refundable. We strongly recommend guests take out comprehensive travel insurance.
If the property becomes unavailable due to circumstances beyond the owners control (e.g., fire,flood or government restriction), a full refund will be issued. The owners liability is limited to the total amount paid by the guest.

5. Arrival and Departure.
Check in time from 3pm on the start date.
Check out time is by 10am on the departure date.
Late check out without prior consent may incur a fee of 50 euro to cover delayed cleaning fees.

6. Occupancy and House Rules.
The cottages must not be exceeded at any time by the number of people stated that can sleep there as outlined in each cottage details.
In accordance with the 2026 national register for short term lets, only guests named on the booking form are permitted to stay overnight.
Guests must respect neighbours with quiet hours between 10pm and 8am.
These cottages are strictly non smoking and non vaping properties.
Pets are not allowed.

7. Maintenance and Right of Entry.
The owner reserves the right to enter the property at any reasonable time for essential maintenance or in the event of an emergency. Except in emergencies, the owner will provide at least 24 hours notice.

8. Liability.
The owner is not responsible for any loss,damage or injury to guests or their personal property unless caused by the owners
proven negligence. Guests are responsible for securing the property (locking windows and doors)when they are absent.
